This Brighton East Californian bungalow was picked up well under market due to the condition of the property. The condition would have scared off many potential buyers. We saw the potential in picking up the property at the right price, fixing up the structural issues, performing a cosmetic renovation internally, which included new hydronic heating, new roof, new floors and a new bathroom. A pool area has been created in the back part of the unusual shaped block, as access will be restrictive after the second phase of renovation. Additional equity in the home in six months has been conservatively estimated at $120,000.
Phase two of the renovation will involve knocking off the lean-to extension and building a new downstairs entertaining zone and upstairs master bedroom, ensuite, walk in robe and study. The addition of the new extension will lift equity gain in the property to approximately $500,000 in the current market.
